These development guidelines have been prepared to assist prospective applicants in preparing their development proposals where located within Policy Area 18 of the Residential Zone.

These development guidelines have been prepared to assist prospective applicants in preparing their development proposals where located within Policy Area 18 of the Residential Zone.  The specific requirements that are applicable to Policy Area 18 include:

  • Maintain the low density residential character which is comprised of primarily detached dwellings on individual allotments;
  • A compatible scale, form and style of buildings that builds on the positive features of the locality;  
  • Generous setbacks to roads and landscaped front yards.

 Minimum allotment frontage 18 metres

 

This dimension provides a frontage representative of the majority of the existing allotment pattern across the whole of the Policy Area 18.

Majority of allotments depth are 40m and will result in allotments of 720sqm. This will allow for a new allotment and building footprint similar to the existing area pattern.

Proposals that are less than this dimension shall be assessed on merits.

 Front setback

 

The setback of buildings from public roads should:

(a)  Be similar to, or compatible with setbacks of buildings on adjoining land and other buildings in the locality

(b)  Contribute positively to the streetscape character of the locality

Not result in or contribute to a detrimental impact upon the function, appearance or character of the locality.

 

 Side setback

900mm

Distance is representative of existing side setbacks and will achieve compliance with the Building Code of Australia.

 

Carport/garage to boundary is acceptable.

 

 Rear setback of dwelling

7 metres

Distance is similar to existing built form, site coverage and will allow for separation of dwellings and adequate private open space.

 

Outbuilding on rear boundary may be acceptable.
